K Rend, silicone, monocouche, pebbledash and painted render cleaned by soft washing, never by pressure that cracks the surface.
Modern render greens and blackens because the surface holds moisture and the algae takes hold. Owners often try a pressure washer, crack the render, drive water into the substrate and end up with a repair bill far larger than the clean. Render is soft washed, always. A biocide is applied at low pressure, left to work, and the growth dies back and weathers off.
Soft washing means applying a biocide at garden hose pressure and letting the chemistry do the work rather than the water. It kills the algae, lichen and moss at spore level, which is why the result lasts far longer than a pressure clean that only removes what is visible on the surface. On render it is the only sensible method.
The pink or orange bloom that appears on white silicone render is usually an algae called Trentepohlia, and it is very common on north and east elevations across the Chilterns. It responds well to soft washing but it will return over time on a damp, shaded wall. We are straight with customers about that rather than promising a permanent fix.
Our team hold CSCS and IPAF cards, so access equipment is used properly. Much of our render work is done from ground level using soft wash lances, which keeps disruption low and avoids scaffold costs on most houses.

It should not be. High pressure cracks the render face, drives water into the substrate and can void manufacturer warranties on systems like K Rend. Render is soft washed with a biocide at low pressure.
Some soft wash treatments clear within hours. Others continue to improve over two to six weeks as the dead growth weathers off. We tell you which to expect on your property before we start.
It is an algae that thrives on damp, shaded elevations, and it is very common on north facing walls in this part of the Chilterns. Soft washing clears it, and reducing overhanging shade slows its return.
We sheet and pre wet planting around the working area and rinse down afterwards. Handled properly, established planting is not affected.
