Black spot on sandstone
Those stubborn black dots on Indian sandstone are lichen, not dirt, and pressure alone will not shift them without eating into the stone. They need a specific treatment left to dwell, sometimes across two visits. Anyone quoting a single pass with a pressure washer to clear black spot is either overselling or about to damage your patio.
Jointing
Cleaning a patio exposes the state of the pointing. Old sand and cement joints that have already cracked will blow out under any cleaning, so we check them at survey and quote for repointing where it is needed rather than discovering it halfway through. A properly repointed patio sheds water instead of holding it, which is what causes the growth in the first place.
Sealing and aftercare
Sealing porous stone such as sandstone and limestone makes a real difference to how quickly it dirties again and how easily red wine and barbecue grease come off. Porcelain does not need it. We only recommend sealing where it earns its cost.
